The Independent
Living Units are known as the Arnold Janssen Villas,
and have been developed to cater for residents with the availability of ongoing care as a
first priority.
The Villas form a retirement village
providing accommodation for people who are senior citizens of retiring age and able to
care for themselves and live independently. There are 42 two-bedroom units (patio areas
have been enclosed on many units providing an additional room), and 13 one-bedroom units.
All units are fully self contained.
FEATURES
Emergency assistance is available through use of a Nurse Call System. A
Registered Nurse is on duty at the home 24 hours per day.Other features include views towards the
Glasshouse Mountains and surrounding areas, afternoon breezes from Moreton Bay, spacious
grounds with Villas having a northerly aspect, pool, craft and activities areas, library
and other facilities for use by residents.
Shopping is available at nearby
centres accessible by Council bus (Aspley Pick 'n' Pay Hypermarket and Chermside Shopping
Centre) and by deliveries to your unit. Shopping trips are organised frequently
using the Home's Bus.

ELIGIBILITY
Single or married persons of pensionable age and who are able to care for
themselves are eligible for the Villas. Applications can be made by contacting our
Business Office.
FUNDING
A deposit of $5,000 is required on lodgement of an Application for
Residence. Deposits are refundable if the Application is not accepted or upon request. An
administration fee may be charged in some circumstances. Full settlement of the agreed
licence price is required before admission.
THE
AGREEMENT
The Independent Resident's License Agreement provides a licence to occupy
an Independent Living Villas. The value of a Villa is determined by the Board of Holy
Spirit Home based on periodic independent valuations. Use of the Villas is for as long as
the resident/s are able to care for themselves or until such time as they leave the villa.

YOUR EQUITY
On vacating the Villa, a percentage (based on the length of occupancy) of
the original licence (purchase price) is repaid, subject to the Villas being occupied
under a new Agreement or within six (6) months, whichever is the earlier.
ADDITIONAL
COSTS
Installation of a telephone service, or any costs for items incurred by the
resident/s ongoing costs will be:

Residents may also choose to
privately use the catering, cleaning and laundry services offered by the Home.
Arrangements for these services are made through the Housekeeper or the Business Office.

obtained here or by contacting the Business Office between
8.30am and 4.30pm Monday to Friday.
